Union County Warns of Scam Mailings Pushing Unneeded Property Title Services

Blairsville, Ga. — Union County authorities are warning residents about scam mailings that appear official but are actually solicitations for unnecessary property title monitoring services.

The Union County Sheriff's Office said individuals have recently received letters from a company calling itself "Home Title Services." The envelopes may include wording like "Official" or warnings about tampering, while the letters reference recent recordings on property deeds and list the recipient's address along with other publicly available information.

The letters urge recipients to pay $285 or more for title monitoring services. However, authorities noted that the mailings contain language stating they are solicitations and recipients are under no legal obligation to pay unless they accept the offer.

"This is a solicitation and is not required," the Sheriff's Office stated.

Free alternative available

Instead of paying for such services, residents can register for free electronic alerts through the Georgia Superior Court Clerks' Cooperative Authority (GSCCCA). Once registered, users receive notifications when certain real estate and personal property records are filed with, indexed and transmitted by clerks of superior court across Georgia.

The official website is https://fans.gsccca.org. Authorities caution that typing the address incorrectly — such as omitting one of the three "c's" in "gsccca" — may direct users to a fraudulent site that attempts to download malware.

The Sheriff's Office shared an example of one such letter recently received by a Blairsville resident.
